We at the Blackwood Team are currently working on a progragm that will recommend home sellers get inspections before we begin marketing the home. Why would we do this? Isn't it the buyer's job to have an inspection done?
We've found that if the seller is aware of a defect with the home, they will typically disclose it in the written communications with the buyer. It's in the seller's interest to know all the defects before starting the inspection process with a buyer. If a buyer's inspector finds a bunch of things the seller didn't know about, it could fundamentally alter the deal. The seller may be left having to spend a bunch of money, or the buyer might back out.
